Subdivide your land, with NSW town planners who take it through to registered lots.
- 30+ Years in NSW Planning
- Thousands of Council Approvals
- 5.0 Google Rating
Two-lot, battle-axe, dual occupancy, strata and multi-lot subdivisions, with thousands of lots approved across NSW. We check what your land allows, prepare the application, deal with council and manage the approval through to the subdivision certificate.
We handle the whole subdivision.
Free preliminary site analysis
Zoning, minimum lot size, frontage, access and services for your address. You know within a day whether the block can be subdivided and roughly into how many lots.
Feasibility and layout
How many lots the site supports, what they would be worth and what it would cost to get there, before you commit.
The subdivision application
Statement of environmental effects, the plan of subdivision, engineering and any specialist reports, lodged through the NSW Planning Portal.
Dealing with council
Council's requests for information, the conditions it proposes and any submissions from neighbours. We deal with all of it.
After approval
Subdivision works certificate, subdivision certificate and the plan for registration. We coordinate the surveyor and engineer so the lots get their titles.
How a subdivision works with us
Five stages from the first check to titles in your name. Council's assessment is the one stage we cannot shorten. We keep our own stages short.
- 1
Free site analysis
You give us the address. We check the zoning, minimum lot size, access and services, then tell you whether it can be subdivided.
1 day - 2
Survey, layout and reports
The surveyor measures the site. At the same time we set out the lots, write the statement of environmental effects and arrange the engineering, stormwater and specialist reports.
2 to 3 weeks - 3
Lodgement and council assessment
Lodged through the NSW Planning Portal. We answer requests for information and negotiate conditions until the consent is issued.
At the council's pace; we keep it moving. - 4
Works certificate and civil works
The subdivision works certificate, then the road or driveway, drainage and service connections.
Set by the works - 5
Subdivision certificate and registration
The certificate confirms the works and conditions are met. The surveyor registers the plan and each lot gets its title.
After the works
Our part before lodgement is done in about 2 to 3 weeks and then it's with council, where we answer every request the day it arrives.
What it costs
Three parts: our fee, the fees and contributions that go to council, and the survey, engineering and works. The estimate after the free site analysis lists all three.
Our fee
Fixed quote
Agreed after the free site analysis, based on your site and the number of lots. No hourly billing.
Council fees and contributions
chargedper new lot
Set by council, not by us. The rest depends on the site and comes in only as the project needs it:
- Survey and plan of subdivision
- Engineering and stormwater design
- Specialist reports (bushfire, ecology, contamination, traffic)
- Civil works and service connections, after approval
Who we help
Homeowners with a large block
Two-lot and battle-axe subdivisions, and dual occupancies split into separate titles.
Developers
Multi-lot, townhouse and greenfield subdivisions, from feasibility to registered plan.
Rural landowners
Rural and large-lot subdivisions, boundary adjustments and land in growth areas.
Torrens title gives each lot its own piece of land. Strata title divides a building into lots with shared common property.
